Your First Steps - Considerations When Remodeling

•Know Your Remodel Budget
Think about how much you would like to spend on your remodel and what aspects are more important to you than others.


•Know Your Wants and Needs
What are your needs? How many people will be using the space? What is your kitchen or bath lacking now? What have you always wanted to have? Thinking about what amenities you want ahead of time assists the design process.


•What Is Your Style?
Knowing what styles you prefer can help in the decision making process. Are you more drawn to traditional or contemporary kitchens and cabinets? Do you have an eclectic style that is all your own? Looking through design magazines is a good way to find out your likes, dislikes, and preferences. Make a note of which photos you prefer. We would love to see them, they will help us better understand the look that you are going for.


•What Countertop Do You Want?
From Formica to granite, there are a lot of different materials to choose from when picking a countertop and backsplash. Budget may sway you one way, personal preference another. Just ask us and we can explain the differences between your choice of materials.


•What Type of Flooring?
There are a range of choices when deciding on flooring. If you don’t know what you want, just ask and we can walk you through your choices.


•Lighting Issues
Is your space too dark? Do you have too much light in one area and not enough in another? Think about the existing lighting issues and we will help problem solve them during the design process.


•Plan the Time That Works Best For You
Think about the time of year that would be best for your remodeling project. Are you planning a vacation? This would be a good time to schedule a remodel. Would you like a new kitchen for an upcoming family get-together? Planning in advance can give you the kitchen or bathroom of your dreams at the time that you want it.

Setting Your Expectations

•Initial Measure
we come to your home to take measurements of your project and discuss different design options. This first consultation is free of charge.


•Design Review
We meet you to review the comprehensive design and budget package we put together for you. We present you with your new proposed design packet which includes a floorplan, black and white elevations as well as colored renderings. We are typically able to make design revisions at this time. By the end of this meeting you should have a good idea of your design and overall project budget.


•Contract and remeasure
We return to your home to remeasure, go over final details, and sign the contract. We collect a deposit on the cabinets so we can place the order.


•Order Process Time
Our cabinets take about six weeks to manufacture, but your project can start as early as just a few weeks from the time of signing. We will give you a start date based on the available openings in our schedule.


•Demolition
We remove old cabinets, appliances, etc. We do not start until your cabinets are on their way. This helps us to avoid any delays or stops in construction and installation.


•Remodel
Whether it is simple drywall patching or removing entire walls, we take care of the majority of the remodeling before the cabinets are delivered.


•Cabinet Installation
We deliver and install your new cabinets. All installation and remodel work done by Designer Properties.


•Countertop
Depending what material you chose, the steps involved vary. If you chose granite, the fabricator comes out to create a template, the countertops are fabricated at the shop, then they are installed.


•Appliance Installation
Appliances are usually installed during or immediately after the granite fabrication process.


•Plumbing Hooked Up
After the countertops are put in the sinks and other plumbing fixtures can be installed and hooked up.


•Clean-up
We remove all of our tools, excess items, etc. and clean your kitchen from floor to ceiling.


•Walk Through
We walk through your project with you to make sure you are satisfied with every aspect of your remodel. If you have a concern it is typically addressed immediately.


•Move Into Your Beautiful New Kitchen or Bathroom
This is where it all pays off. You now have a beautiful new space to move into,enjoy, and wow your friends and family with!

When the cabinet design has been finalized and the cabinetry style and color have been chosen, it is time to go through a final checklist of items. Although your actual item list may vary, these are the typical items:
